How it works
Four steps from browsing to co-owning — with you in control the whole way.
Browse a property
Every listing is a single building held in its own LLC, with full financials, inspection reports, and legal documents in the open.
Buy a membership unit
Each unit is a real, pro-rata membership interest in that one property's LLC — recorded on-chain and reconciled to the legal cap table.
Vote on what matters
Owners decide together: approve the budget, set the rent strategy, refinance, sell — and hire or replace the property manager.
Receive your share
Your pro-rata portion of the property's net results is distributed to you as it's earned. No guarantees — real ownership of a real asset.
What you actually own
Not a share of a fund. Not an IOU. A membership unit in the LLC that holds the deed to one specific property.
One property, one LLC
There's no pooled fund and no portfolio vehicle. Your unit maps to a single building you can see, vet, and govern.
On-chain, reconciled to the cap table
Your units live in your wallet and always match the LLC's legal ownership record — code and contract say the same thing.
Your documents, in your vault
Operating agreement, deed reference, financials, inspections, and every vote — yours to read any time.
“Owning a unit means legally owning that slice of the property — with the right to vote, the right to your share, and the right to leave.”
Every owner signs the property's operating agreement at purchase, so the rights above are real and written down — not marketing.
Governance
You have a real say
One unit, one vote. Owners — not the platform — make the calls that move the numbers, and the property manager answers to you.
- Approve the annual budget
- Set the rent strategy
- Refinance or borrow
- Approve major renovations
- Hire or remove the manager
- Decide when to sell
Built to a higher bar
The category leaders are web-only, opaque on fees, and optimistic in their numbers. We go the other way.
Accessible by design
WCAG 2.2 AA throughout, on every screen size and device. Trustworthy isn't a tagline — it's how the product is built.
Radically transparent fees
One published fee schedule, shown all-in on every order preview. Flat fees only — never a cut of your returns.
Honest underwriting
Projections adjusted for vacancy and maintenance, with an optimistic-vs-stress-tested toggle. No headline numbers that quietly ignore costs.
Cleaner by structure
Genuine per-property co-ownership with real owner control — designed to keep you in charge of your own asset.
Questions, answered plainly
Is this a stock, a fund, or a REIT?
No. You co-own one specific property through its own LLC. There's no pooled fund and no portfolio vehicle — your unit ties directly to a single building you help govern.
How do owners earn?
You receive your pro-rata share of that property's net operating results, distributed as they're earned. Returns are never guaranteed and depend entirely on the property's performance.
Can I sell my units?
Yes. You can transfer units to other verified, eligible co-owners through the registry, subject to a right of first refusal and any lock-ups. It's a registry, not a trading exchange, so a sale isn't guaranteed to be instant.
Do I actually have a say?
Yes. One unit, one vote on every major decision — including the budget, rent strategy, refinancing, a sale, and removing the property manager. The manager works for the owners, not the other way around.
Is this a security?
BlockEstate is structured as direct, actively-governed co-ownership of real property — not offered as a security, a fund, or an investment contract. This is not legal or investment advice; please do your own due diligence and consult your own advisers.
Real estate you can own a piece of — and steer.
BlockEstate is being built in the open. Explore how co-ownership works while we bring the first properties online.
Pre-launch. This is not an offer to sell or a solicitation to buy any security or investment.
